What changes on the day of approval

Tennessee’s Uniform Residential Landlord and Tenant Act applies in the larger counties and governs deposits generally. Pet charges sit above that, in the pet addendum, and it is the addendum an accommodation neutralises.

Next cycle

Pet rent should not appear on the statement. If it does, it is almost always an unchanged billing profile rather than a deliberate refusal.

Within 30 days

Raise anything still being charged, in writing, referencing the approval date. Ask for removal going forward and a credit for what has been taken.

Move-out

Damage caused by the animal is assessed against your security deposit in the ordinary way. That part never changed.
