Pet Screening Portals and Assistance Animal Requests in Colorado
More Colorado apartments now send every animal through PetScreening or a similar site. The portal is only the envelope. Choosing the right profile and uploading the right document decides how smoothly an ESA or service dog request goes.
The Three Profile Types, and Which One Is Yours
Portals ask every household to pick one. Choosing the pet option for an assistance animal is the most common and most expensive mistake.
Pet profile
For ordinary pets. Pet rent and deposit caps under Colorado law apply to these animals.
Assistance animal request
For emotional support animals and service animals. PetScreening says these are free to submit and renew.
No-animal acknowledgment
Confirms you have no animals; some properties require it from every resident.
Reading Portal Status Messages
Labels vary between companies, but most requests pass through stages like these.
Your submission arrived; nothing has been reviewed yet.
The reviewer is confirming details with the property or the documentation.
Answer quickly; this is the interactive process in portal form.
Save the approval and check your lease ledger for pet charges.
Ask the property, not only the portal, for the reason in writing.
Messages like this usually mean the company is checking the property's animal policy or your application details. If the status sits unchanged for days, email the property manager for an update.
Uploading Your ESA Letter the Right Way
A clean upload avoids the back-and-forth that stalls many Colorado requests.
- Pick the assistance animal pathDo not create or pay for a pet profile for the same animal.
- Upload a readable PDFAll pages, signature and license number visible; see what a Colorado letter includes.
- Add the animal's detailsSpecies, approximate weight, name and a clear photo.
- Answer only what is askedSkip diagnosis details unless your clinician's letter already covers them.
- Screenshot the confirmationThe date matters if you later need to show a delay.
What Colorado's 2026 Law Expects From a Screening Review
A portal acts for the housing provider, so the same state rules apply. Under HB 26-1045, effective August 12, 2026:
- Emotional support animals and service animals are both assistance animals.
- Requesting reasonable documentation of a disability or disability-related need is allowed when the need is not obvious.
- A good-faith interactive process is expected, and allowing the animal is then presumed reasonable.
- An animal's mere presence is not a direct threat; only documented, specific conduct counts against it.
Full context is on the Colorado housing law page.
Tenant screening is a separate rule
Colorado's portable tenant screening report law lets applicants provide a recent screening report, and a landlord that accepts one may not charge an application fee.
That law covers rental applications, not animal requests, so treat the two processes separately.
What a Reviewer May Ask For, and What Goes Too Far
Reasonable documentation is about the need for the animal, not your medical history.
- A letter from a clinician familiar with you
- A way to confirm the clinician's license
- Basic details and a photo of the animal
- Vaccination records required locally
- Full medical or therapy records
- A specific diagnosis
- Registry numbers or online certificates
- A paid pet profile for the same animal
Protecting Your Health Information on a Portal
Screening companies store sensitive documents. A few habits limit what you share.
Share the letter, not the chart
Upload only the documentation letter.
Read the privacy notice
Look for how long documents are kept and who sees them.
Use a unique password
Portals hold identity and health details together.
Keep your own copy
Save what you uploaded in case the portal changes.
When a Portal Denies or Stalls Your Request
Go to the property
The landlord owns the decision, so write to the manager directly.
Ask what is missing
Offer to supply more information through the interactive process.
Keep screenshots
Dated status pages show how long the review took.
File if needed
The Colorado Civil Rights Division takes complaints within one year.
Service Dog Handlers and Screening Portals
A trained service dog can still land in a portal queue, especially at large Denver-area complexes.
Obvious need: when the disability and the dog's work are apparent, extra documentation is generally unnecessary.
Not obvious: the property may ask for reasonable information about the disability-related need.
No charges: Colorado bars extra charges for service animals in housing. Read Colorado service dog laws and the pet charge caps.

Pet Screening Questions From Colorado Renters
Is PetScreening free for emotional support animals?
PetScreening says service animal and emotional support animal requests are free to submit and that assistance animal profiles are never charged for renewal. Fees apply to profiles for ordinary pets.
Can a Colorado landlord require a pet screening portal for my ESA?
A landlord may use a vendor to review requests and may ask for reasonable documentation when the need is not obvious. The request should be handled as an accommodation, not as a paid pet profile.
How do I upload an ESA letter to a pet screening site?
Choose the assistance animal or accommodation option rather than a pet profile, upload your clinician's signed letter, add the animal's details and save the confirmation. Exact steps vary by portal.
What does a message saying the portal may contact my landlord mean?
It usually means the screening company is confirming details with the property before a decision. If the status stays pending, ask the property manager directly for an update in writing.
Can a screening company deny my ESA request in Colorado?
The housing provider remains responsible for the decision. Ask the property for the reason in writing and whether more information would help, and remember the Colorado Civil Rights Division accepts housing complaints within one year.
Does a trained service dog need a pet screening profile?
Many properties route service animal requests through the same portal. When the disability and the dog's role are obvious, documentation is generally unnecessary; when they are not, the property may ask for reasonable information.
