The only Florida rental market that runs on a political calendar
Session fills the city with furnished short lets. August empties and refills it as two universities turn over at once. State employment holds a large share of tenants on stable but unspectacular salaries. All three shape how an assistance-animal request lands here.
Free screeningUnpaid, roughly four minutes, and it ends with a definite answer either way.
The Tallahassee year
Timing an accommodation request badly here costs more than it does elsewhere, because the market genuinely empties and refills.
Legislative session
Furnished short-term inventory disappears into session lets. Agents are stretched and responses slow. A request made now may simply sit.
Session ends, students leave
The best window of the year. Agents have capacity, inventory is loosening, and a well-documented request gets actual attention.
Pre-term letting
Student leases for August are being signed. Raise the accommodation as you sign rather than after — it is treated as part of the tenancy that way.
Turnover
Both universities move in within the same fortnight. Property managers are at their least responsive of the year. Avoid making a first request now if you can.
Settled
A reasonable period for requests mid-tenancy, and the right time to sort documentation before session begins again.
Session lets and short tenancies
A furnished two-month let is still a dwelling
Tallahassee runs an unusual volume of short furnished tenancies for legislators, staff, lobbyists and contract workers during session. People in that position routinely assume an accommodation request is not worth making for eight weeks, or that housing protections do not reach a short let at all.
They generally do. A dwelling is a dwelling, and the length of the term does not remove the obligation to consider a reasonable accommodation. What a short term changes is the practicality: a request made a fortnight before a two-month tenancy begins has time to be decided, while one made on arrival frequently does not.
If you come to Tallahassee for session every year, the sensible course is to settle documentation once, in the autumn, and present it with the lease each January rather than starting the conversation from scratch under time pressure.
Who lives in this city
The tenant base is narrower than in most Florida metros, and that shapes what landlords are used to.
State government
Agencies, the legislature and the courts. Stable employment, predictable income, and tenants who tend to stay put for years.
FSU and FAMU
Students, faculty and staff. Campus accommodation runs through each institution's accessibility office rather than a landlord. Campus housing →
Regional hospitals
Shift work on a scale the rest of the Panhandle does not have, with the sleep disruption that accompanies it.
Session workers
Two to three months a year, furnished, often booked from out of state.
Who decides on your request
Student-focused operators
Purpose-built blocks near either campus, run by national companies with portals, forms and third-party screening services. Slow but consistent, and they know the rule.
Local letting agents
The backbone of the market. Manage houses across Midtown, Betton Hills and the south side for owners who may live anywhere. Usually competent and usually reachable.
Individual owners
Common in the older neighbourhoods. One person decides, often quickly, and often without having encountered the rule before. Approaching an owner directly →
Homeowner associations
Newer subdivisions to the north and east carry covenants with animal restrictions, which give way to a granted accommodation like any other rule.
Session landlords
Often owners letting a second property for a few months. Least likely of all to have met an accommodation request, and most likely to respond well to a calm written one.
Paperwork before conversation. Find out for nothing whether an evaluation would actually produce it.
Free screeningBeing in the capital changes nothing about your rights
Tallahassee residents sometimes assume that living where the state agencies sit gives them faster access to them, or conversely that a state-employee landlord will be better informed. Neither is true in any useful sense.
Housing complaints in Florida are handled on a statewide basis and filed the same way from Pensacola as from Key West — overwhelmingly online, not by walking into a building. Proximity buys you nothing procedurally.
What does help is the same thing that helps everywhere: a dated written request, documentation from a Florida licensee, and a record of what was said and when. If a request has been refused →

How it proceeds
Screening, at no cost
Structured questions completed whenever suits. It can advise you against going further, which is the point of doing it first.
Assigned to a Florida licensee
Leon County work goes to someone holding a live Florida licence, never an out-of-state one.
Consultation where the file needs one
By telehealth, scheduled around a work or class timetable.
A reasoned determination
Approval or refusal, with the reasoning given either way.
Submission, timed sensibly
With the lease if you are signing one; otherwise outside the August crush.
Tallahassee questions
My session let is only two months. Is it worth asking?
Yes, and ask before you arrive rather than after. The obligation to consider a reasonable accommodation does not shrink with the term, but the practical window does — a request landing on day one of an eight-week tenancy may not be decided before it ends.
I live in FSU or FAMU housing. Who handles this?
Whichever office your institution runs for accessibility matters — not residence life, and certainly not a letting agent. Their cut-offs track the academic year and land far earlier than most students anticipate.
Can my landlord charge pet rent while the request is pending?
Charges continue until an accommodation is granted, which is one reason not to let a request drift. Once approval is in place the pet charges should stop from that date. Fees in detail →
Does working for the state help or hurt?
Neither. Your employer has no bearing on a housing accommodation, and a landlord who treats a state salary as relevant to the request has misunderstood what is being asked.
Is there a Leon County ESA registry?
There is not, here or anywhere else in the United States. The county does license animals, which is a rabies and ownership record covering every animal alike and is something quite different. What registry sites actually sell →
I am relocating here from out of state. Does my letter carry over?
It stays a valid document, but agents here look hard at letters signed in another state, especially when the practitioner holds no licence in this one. After a move, starting again locally is the surer path.
Start before session, not during it
Four minutes now saves arguing with an agent in August. Nothing to pay, and you will know either way by the end of it.
