Three situations we see most often here
Orlando's ESA requests do not look like Miami's. The obstacle is rarely a condominium board — it is a lease signed under time pressure, a roommate arrangement, or a university housing office with its own process.
Hospitality and service workers
Theme parks, hotels, convention venues and restaurants run rotating and split shifts. Sleep disruption and irregular hours are themselves clinically relevant — they worsen mood and anxiety disorders, and they are part of what a clinician assesses rather than an obstacle to mention politely.

University housing does not treat an assistance animal as a lease matter. The request goes through the institution's disability or accessibility services office, which applies its own documentation standard and its own deadlines — usually well before the term begins.

Long-term renters and families
Central Florida's garden apartments and single-family rentals are mostly managed by letting agents rather than boards. Decisions come faster, but pet fee schedules are applied aggressively and are the most common point of dispute.
Pet rent and deposits fall away once an animal is approved.

Where a telehealth consultation is clinically indicated, the constraint is usually your roster rather than clinician availability. Three things make it work.
Screen on a day off
The free screening is asynchronous — complete it whenever you have fifteen quiet minutes. Nothing is scheduled and nothing is charged at this stage.
Give your real availability
Enter the hours you can genuinely take a private call, not the hours you would prefer. A missed consultation delays the determination more than a later slot does.
Take it somewhere private
A clinical consultation covers symptoms and functioning. A break room is not a suitable setting, and a rushed call produces a weaker assessment.
What the Orlando rental market means for your request
Central Florida has absorbed sustained rental growth, and letting agents here lean heavily on ancillary charges — pet rent, pet deposits, one-off pet fees, and occasionally a separate "animal screening" charge routed through a third-party service.
For an approved assistance animal, those charges do not apply. An assistance animal is not a pet for fee purposes under the Fair Housing Act, so the pet deposit, the monthly pet rent and the pet fee all come off. A third-party pet screening fee cannot be charged either, though a provider may still ask you to complete the form itself. What survives is liability for actual damage the animal causes, which is assessed exactly as any other tenant damage would be.
Florida's own statute, § 760.27, sets out what a housing provider may may ask for, and attaches criminal liability to paperwork someone knows to be false — which is why a letter that cannot withstand scrutiny is worse than no letter at all. Read the Florida statute in detail →

A Florida-licensed clinician takes the file
Orlando files are assigned to clinicians holding current Florida licences. An out-of-state licence is not used for a Florida determination, because Florida housing providers check.

I live in UCF-affiliated housing. Who decides?
The university's disability or accessibility services office, not the housing office and not a landlord. They apply their own documentation standard and their own deadlines, which typically fall well before move-in. Submit early: a request made in August for an August term frequently misses the decision window.
My lease already charges pet rent for my dog. Can I get it removed?
If an evaluation approves the animal as an assistance animal, pet rent and pet deposits should not apply from the point the accommodation is granted. Recovering charges already paid is a separate matter and depends on your lease and the provider's willingness — it is not automatic.
My shifts change weekly. Will that stall the evaluation?
It slows scheduling, not the assessment itself. The screening and intake are asynchronous, so the only timed element is a consultation where one is clinically indicated. Give a realistic window rather than an optimistic one.
Can I get an ESA letter the same day in Orlando?
Not from us. A same-day letter means no assessment took place, which is precisely the documentation Florida providers have learned to refuse — and under § 760.27 passing off paperwork you know to be false is a criminal offence in this state. A proper evaluation takes as long as the clinical review takes.
Does my animal need training or certification?
No. An emotional support animal requires no task training, and no certification, registration or ID card exists in law. Anything sold as an Orlando ESA registration is decorative. A psychiatric service dog is a different category with genuine training requirements.
I moved here from another state with a letter. Is it still valid?
It is likely to be questioned. Florida providers scrutinise out-of-state documentation closely, particularly where the practitioner holds no Florida licence. After relocating, a fresh Florida evaluation is the more dependable route.
