The winter let

Longer term, often a residential tenancy in a property that becomes a holiday let in summer. This is where you make a proper written accommodation request.

Do: submit early in the term, get approval in writing, and keep it with the lease.

June – Aug

The summer move

A new property, often a new landlord, and frequently a rushed changeover in a tight market. The previous approval does not follow you.

Do: make the request during the application stage rather than after signing, so nothing is a surprise.

Year-round

The standard tenancy

An ordinary residential lease with no seasonal element. Everything works exactly as it would in any other state.

Do: submit once, renew documentation about annually, keep the chain.

In Maine’s tightest seasonal markets, raising the animal after a lease is signed feels to a landlord like something was concealed. Raising it during the application is simply information, and it is by far the better moment.

Validity and renewal

Do Maine ESA letters expire?

No expiry in law. The Maine Human Rights Act contains no validity period, and the Maine Human Rights Commission does not register or date assistance animal documentation.

Twelve months in practice. Maine housing providers, like those everywhere else, treat older documentation as evidence of a past situation rather than a current one.

Maine licensure is the check that catches people. Seasonal and cross-border moves are common here, and a clinician licensed in New Hampshire or Massachusetts is not licensed in Maine. Sort that out before your next lease rather than after a refusal.
