From the Front Range to the Western Slope, connect with a Colorado-licensed mental-health provider for a genuine evaluation landlords across the Centennial State can rely on.

Colorado penalizes service-animal misrepresentation, so a legitimate clinician letter — not a purchased badge — is what protects you.
Colorado draws a hard line
Colorado criminalised the practice after years of complaints from handlers whose trained dogs were being second-guessed because so many untrained animals arrived wearing the same vest. Intentionally claiming service animal status you do not hold carries a penalty here.
If your animal is an emotional support animal, say so plainly. That category has genuine protection in Colorado housing, and describing it accurately costs you nothing while describing it inaccurately can cost quite a lot.
Speed matters here
Denver, Boulder and Fort Collins routinely turn units over in days. A leasing agent holding twenty applications has no commercial reason to chase you for a missing signature or a clarifying detail — the file simply moves down the pile.
Neither the Colorado Civil Rights Division nor HUD works on the timescale of a lease application. Whatever protection they provide arrives long after the unit is gone, which is why the document has to be complete before it is sent, not after somebody asks.
Mountain towns
A six-month winter tenancy is covered housing in exactly the way a twelve-month Denver lease is. Resort-town landlords sometimes treat short terms as though the usual obligations pause for the season; they do not. Documentation dated before the ski term begins is worth arranging in autumn rather than in December.
Sorting the two apart
Nothing has been taught to the animal; its company is the benefit. Colorado housing law recognises that through a clinician’s written opinion, and the protection ends at the front door.
A dog trained to carry out a specific act connected to disability — and in a state that penalises false claims, the distinction is worth being certain about before you assert it anywhere.
Colorado questions
Colorado treats a knowing false claim of service animal status as a criminal matter. It was enacted to protect legitimate handlers, and it has no bearing on anyone who accurately describes an emotional support animal as what it is.
Not on that basis alone. A blanket policy is the starting point for the conversation, not the end of it. Refusal requires something specific to your request or your animal, given in writing.
For the approved animal, yes. Recurring pet charges, the pet deposit and breed-linked surcharges cease to apply to it. Your standard deposit stands and so does responsibility for genuine damage.
No Colorado statute retires one. Property managers generally stop crediting documentation past about a year, and in a market this competitive a stale letter reads as a weak application rather than an invitation to update it.
Seldom. The licence has to cover Colorado, and verifying that takes a leasing office under a minute.

Colorado clinical review
In a state that penalises false claims, getting the credential right at the outset protects the client as much as the process.
